Heytesbury House is an important Grade II* Listed mansion, designed by James Wyatt in 1782 and remodelled in 1820 by Sir John Soane. It was the family home of the poet Siegfried Sassoon who lived there until his death in 1967.

Damaged by fire, the house was rescued in 1996 and became the subject of a full restoration programme and conversion. Now, just eighteen properties form the exclusive Heytesbury Park, including the conversion of the original house and outbuildings to apartments and mews houses, along with the highly sought after, substantial modern houses that have been built within the glorious, parkland grounds.

Set within the original walled kitchen garden, a select close of just 4 houses, (19 in the Park in total), No 16 Heytesbury Park occupies, undoubtedly the best position; enjoying a south facing aspect and boasting the largest and finest, private walled garden within the Park.

Extending to approximately 0.51 of an acre, the garden was professionally designed and landscaped just after the house was built in 1999. Carefully planned to do full justice to the generous plot and to complement the original walls, the planting has now matured beautifully to form a stunningly verdant backdrop to the house.

A wonderfully light house, the accommodation has a pleasing layout that works very well for both family life and entertaining, with extremely generous reception space balanced by four double bedrooms and two bathrooms. There is also an easy opportunity to create further room, (subject to the necessary consents) by extending out across the top of the garage space.

The Entrance Hall has an attractive Amtico wooden look floor and double, glazed doors opening to the Drawing Room. A very pleasant room in which to relax, with double aspect windows overlooking the garden and a Victorian style fireplace with marble surround and inset gas fire creating an inviting focal point. The Dining Room is of equally good size and with French doors opening to the garden, is wonderful for summer parties and large family lunches. There is also a separate Study which enjoys fine views of the garden.

The Kitchen/Family Room is a fantastic space, spacious and versatile. It is arranged with a seating area by the French doors to the garden, forming a sociable and very useable hub, which often becomes a congregating point in a family home. The Kitchen has more than enough room for a table and chairs; is very well fitted with a comprehensive range of units under granite worksurfaces and is equipped with built-in electric cooker and gas hob with extractor, an integrated fridge and dishwasher. A separate Utility Room offers further appliance and storage space, there is a ground floor cloakroom and, conveniently, an internal door to the double garage.

On the first floor, the galleried landing has two airing cupboards and leads to the Master Bedroom, which enjoys lovely views of the garden and offers excellent built-in storage and a luxurious en suite bathroom. Fitted with underfloor heating and including a Jacuzzi style bath and separate shower cubicle there is also a vanity unit with overhead lighting.

There are three further double bedrooms, all offering very good built-in storage and a family bathroom with twin basins, Jacuzzi style bath, shower cubicle and under floor heating.

To the front of the property, clipped shrubs soften the front façade and the drive provides private parking, leading to the large Double Garage, which has electric doors and light and power connected, there is also a rear pedestrian door to the garden. Steps rise to the loft area, which is boarded and provides excellent storage space. This upper area could easily be accessed from Bedroom 3 and, subject to the necessary consents, could be converted to further living space if required. A covered area to the side of the garage provides good utility storage with access to the front.

The Garden is outstanding, maintained to an exceptional level and embraced by the beautifully mellow, original Kitchen Garden brick walls, it is a breathtaking and utterly unexpected delight, set back behind the house to form a wonderfully private haven.

Landscaped to provide structure and interest to the plot, the planting has been meticulously planned to ensure that there is colour and form, throughout the year and the garden includes a wealth of flowering and evergreen shrubs that create distinct areas and secluded seating.

Mature Choisya and Hebe flank stepping stones that lead through manicured lawns upto a solid wood Pergola with slate roof and paved floor, the ideal place to relax or entertain, with power already in place for lighting/heating etc, and the perfect point from which to enjoy the view across the garden to the valley beyond. Gravelled paths lead down into a hidden garden, filled with ferns and hellebores, ending with a well placed water feature, before leading back upto a spacious area of lawn which offers ample opportunity to kick a ball, build swings or play cricket or badminton etc.

A paved terrace close to the house provides more seating areas, surrounded by raised beds with many varieties of rose, including a rose clad pergola that marks the entrance to an immaculate Kitchen Garden. With productive vegetable beds, plentiful herbs and a plethora of soft fruits including black currants and raspberries, along with mature apple and cherry trees, the garden offers more than just aesthetic beauty. There is a substantial garden shed with fitted shelving, light and power.

Further gravelled pathways lead along the top of the garden, bordered by well stocked flower borders and backed by the lovely wall, clothed with climbing hydrangeas and vines; the pathway dipping under arches cloaked with twisted hazel, before arriving back at the lovely Pergola, just the right place enjoy a glass of wine as the sun goes down.
