Bedrooms: 5

BEAUTIFULLY RESTORED substantial Listed home, in a CENTRAL LOCATION, in wooded grounds of about half an acre. With potential for 5 bedrooms and 3 bath/shower rooms, Hall, cloakroom, two reception rooms, large kitchen/breakfast room, external laundry room. Double garage, driveway parking, gardens and woodland.

Location

Malmesbury lies close to the border of Wiltshire and Gloucestershire, 14 miles south of Cirencester and 10 miles north of Chippenham, with Swindon 16 miles to the east and Bath 24 miles to the west. It has a good selection of shops including a Waitrose supermarket, a regular farmers' market, a library, museum, leisure centre with pool, two primary schools and a High Performing Academy secondary school. J17 of the M4, 5 miles south, provides access to the area's major employment centres and there are trains to Paddington in just over an hour from Chippenham, Kemble and Swindon.

The Property

The Retreat is a substantial Grade II Listed home dating from 1790. It was extended in the mid 1800's and again in 2005 when the current kitchen was added. Of coursed limestone construction beneath a stone slate roof, it has been sympathetically restored by the current owners since they purchased in 2012. Twenty two new oak doors are fitted throughout together with quality sanitary ware. The half acre grounds have been much improved and include a section of the former Malmesbury railway tunnel, designed in 1872 by an apprentice engineer to Brunel.

The Accommodation

The accommodation is arranged over three floors and comprises a reception hall with two built-in cupboards and a cloakroom off. The two formal reception rooms both have fireplaces, with a log burner in the drawing room. The large kitchen/breakfast room has a part vaulted ceiling and enjoys a triple aspect with access to the gardens both front and rear. On the first floor, two of the bedrooms have been used to create a wonderful study/library/sitting room with extensive bookshelves, but could easily be reinstated if required. The guest bedroom has an en suite shower and there is a family bathroom with free standing bath and separate shower. The whole of the top floor is an indulgent master suite of bedroom, dressing room and shower room. The dressing room could equally be an en suite bedroom, which would provide five bedrooms and three bath/shower rooms.

Outside

A five bar gate leads to a gravelled turning circle and parking area adjacent to the double garage, which has an attached laundry room. The front garden has lawns with well stocked borders and a picket fence encloses an area with fruit trees and a log store. To the side, adjoining the kitchen is a lovely paved terrace with summerhouse. At the rear is a large decked entertaining area which overlooks the grounds and wooded canopy of Conygre Mead nature reserve below. Steps with an adjacent waterfall and stream lead down to the lower garden with two ponds, river frontage and a wild flower meadow. The former railway tunnel has power and light and has previously been used as a location for Malmesbury Film Club.

Services

All mains connected. The gas boiler is in the cupboard on the first floor landing.
