The property is entered via a brick built storm porch under a steep pitched roof, with bench seating to either side. The timber boarded front door leads to a stone flagged entrance lobby with doors at either side to the reception room and dining room.

The reception room is of a very generous size and dual aspect with the window to the front featuring a window seat from which there is a view of the church. A fully glazed door provides access to the rear garden. There is an open fire place which is in use.

The dining room is also well portioned and gives access to the kitchen, rear lobby and the stairs to the first floor. A large inglenook fireplace is the real feature of this room and it is in working order. Again there is a window seat to the front window. This room could be used for a variety of uses being well placed in the heart of the house and with easy access to the kitchen and the rear reception room.

A door leads through to the dual aspect kitchen, the lovely bay window to the front, with its wooden internal shutters, provides an inviting breakfast area with the window seat. The units comprises of a range of wall and base units in cream with a dark grey granite effect worktop. There is an integrated double oven, gas hob and stainless steel 1 ½ bowl sink and space for a washer and dryer. The floor is tiled and there is the original double doored serving hatch to the dining room.

From the kitchen there is access to an inner lobby with slate flooring. Three cupboards for storage and the boiler are located in this area as well as a cloakroom with low level WC, sink in a vanity unit and plenty of hooks to hang coats. The inner lobby is linked via a glazed door to the rear lobby, with the original stone flags and a timber boarded door to the garden, a door to the third reception room and access back to the dining room. A fantastic entrance area for muddy boots and paws.

The third reception room has a beautiful wooden parquet floor and open fireplace. It is triple aspect so a very light and airy room, with a window seat to one of the four windows. A door off leads down steps to the large and dry cellar.

The stairs in the dining room lead up to a lovely open landing served by two windows, one of which has space adjacent to it and used as a work area at present but would also make a lovely relaxation area or reading corner overlooking the garden. Situated on the landing is the airing cupboard and a further storage cupboard.

The master bedroom has dual aspect windows, one with a view of the church and an inviting window seat with storage below. The en suite shower room has a limestone effect tiled flooring, partial white wall tiles and a white suite comprising a walk in corner shower, inset sink in vanity unit and low level WC. The master bedroom has its own small lobby area from which the door is located and off this area is a cupboard used as a walk in wardrobe.

Also on this floor are three further double bedrooms, two with period fireplaces, window seats and wardrobe cupboards, one used as a walk in wardrobe. The third bedroom is triple aspect and also features a wardrobe cupboard.

Completing the first floor accommodation are two family bathrooms at either end of the landing. One is a complete suite contained in one room, comprising of a bath, with shower over, pedestal sink and low level WC. The other has a separate WC from the bath with shower over and inset sink set within a white vanity unit under a grey laminate top. Both suites are white.

A second flight of stairs leads to the third floor located in the roof space and the space here is by no means compromised given the proportions of the property and the steepness of the pitch. The stairs and landing are well lit by a roof light and off here is a door to a fifth double bedroom with sink inset in a vanity unit. A dormer window overlooks the church and its grounds. Adjacent to the bedroom there is a recently fitted shower room in limestone effect tiling to floor and walls, corner shower, pedestal sink and low level WC all in white.

A further door leads to the remainder of the third floor, which is undecorated, but it is boarded and has power and served by a dormer and gable windows. Currently it is us for storage and a gym.

The Gounds and Gardens

The house is approached along Church Lane, a cul-de-sac serving only a handful of properties and the church. The front garden has mature borders with shrubs and climbing plants surrounding a lawn area with a paved path through leading to the front porch. To the side of the house there is an iron gate within a high brick wall providing pedestrian access to the side and rear grounds. Further along the lane electronic double gates within the wall provide vehicular access to a cobbled stone parking area, which can accommodate approximately 4 cars. From here a path leads to the rear entrance of the property.

The garden is mainly laid to lawn with a variety of mature specimen and fruit trees within the grounds and along the boundaries. Immediately behind the house is a raised patio area with splendid views of the garden. Beyond a manicured hedge lies a good sized swimming pool with steps down in the shallow end. Two sheds are positioned close by for handy storage of pool equipment. The pool is currently not in use. To the far southwest corner of the garden is a field gate for access to a paddock with a stable building. In total the whole plot measures approximately 1.25 acres.
