Warning over unregistered land

LANDOWNERS and farmers in Wiltshire are being urged to secure remaining unregistered land in the county.

Around 60 per cent of land in Wiltshire, Somerset and Dorset is now registered - a significant increase on last year.

But Land Registry said this still leaves nearly 40 per cent of landowners without ownership protected by the state.

In Wiltshire 120,000 hectares remain unregistered, in Dorset the figure is 99,000 and in Somerset 110,000 hectares still need to be registered.

Land Registry is offering a 25 per cent discount for all those voluntarily registering their land for the first time.

Andy Woodgate, register development manager, said: "Our aim is to make the voluntary registration of ownership as straightforward as possible.

"We want to raise awareness in rural communities of how registering land modernises and simplifies existing information, reduces the amount of title paperwork and may save time and money in future by reducing the need for legal administration.

"We are delighted that 60 per cent of land in Wiltshire, Somerset and Dorset is now registered and would urge all other landowners and farmers to think about registering their land."

Does this mean gypsies can buy it and move in faster or we are protected because its the unregistered land they purchase and if it was registered its 'safer'?

If it's not registered does that mean anyone can say they own it?

Whats the real issue here?

Any farmers around fancy shedding some light?

Land registration is simply the process by which the Land Registry records ownership details of freehold and long leasehold property. The details include a site plan, owners name and address, anyone with a charge on the property (eg. a mortgagee) and details of any leases.

Once real estate is registered, the original deeds are obsolete.

To transfer title in registered land, the title transfer is made by way of a contract and informing the Land Registry rather than any transfer of original deeds.

All land transfers of unregistered land must include registering the land.

It is hardly surprising that agricultural land owners do not bother to register their land voluntarily when the land is not being sold as they may have all sorts of reasons for saving on the cost and keeping their land ownership details confidential from prying eyes.

Anyone can look up details on the Land Registry's Land Register, including prices paid for selling property.

It's so the Government know who owns what.

A benefit of registering your land is adverse posession becomes nigh on impossible.

This PR copy 'n paste puff piece wouldn't have anything to do with tax would it? Nah, surely not, couldn't do - could it?

It must really tick them off that they don't know who owns 40% of the land. Odds on they'll come up with a "land registration amnesty" free registration eventually.

Then - it's a short step to a land tax.
