As Humberts Chippenham welcomes a new member of their team, Lettings Manager, Nicola Williams tells us what she's bringing to the multi-disciplinary property company and to Wiltshire...

Renting property today has become more ordinary, similarly to our European neighbours it is no longer simply for potential buyers, students or people that can’t afford to buy. With forever changing lifestyle priorities the demographic has changed and in this area especially, close to hubs like Bath and Bristol the majority of tenants we have been dealing with are business people with families or professional couples looking for homes outside the cities. I am excited and extremely optimistic for 2018, the impending opening of Dyson’s second campus in Hullavington will bring thousands of new workers locally and from around the country most will be looking for the perfect rental property.

With the ever increasing demand for rental properties for those choosing this form of living there is a lack of rental property in the area to satisfy demands, which is increasing rents. However tenants are exceptionally selective and with new legislation and legal requirements getting your property looking its best and ready for the market is more important than ever.

As a landlord myself I understand the motivations of my clients along with the concerns and uncertainties, I pride myself in giving the best advice to my knowledge and assisting people whether they own multiple rental properties or are just starting out. Renting out your beloved home can be quite daunting, you need to be comfortable and have trust in your agent to minimise the stress and leave your biggest asset in capable hands. My father and three uncles all had careers in property so it was not a surprise that I developed an interest and have had a successful career in estate agency. At 19 I moved to London and began my career in lettings, for the next 13 years I worked for three leading agencies in Covent Garden and Angel Islington. I opened the Knight Frank Lettings office in Islington and successfully lead the team for five years before moving to North Wiltshire with my partner in 2017.
