The Axe and Cleaver pub in Southwick faces an uncertain future as it has been put on the market by its current owner and could be a target for developers.
The pub was restored to its old name and role in 2006 after a brief period as Chinese restaurant The Wych, and currently can’t be used as offices or residential development.
However it’s 0.4 acres of garden space could prove attractive to developers willing and able to apply for change of use permission.
Agent Nicholas Calfe, marketing the property with Christie + Co, said: “We are marketing a lot of pubs like this at the moment and all are in need of serious refurbishment and investment.
“Often they are run by tenants whose profits go to pay their landlords, and the landlords then don’t invest in the business, so they have several owners over a few years, losing consistency.
“There are no plans to get change of use permission for the site, which can be used as a pub or restaurant or as retail premises, but it could be obtained.
“The pub has only been on the market a couple of weeks and we are already getting local interest.”

Pubs close everyday The Bath Arms in Warminster just closed and I am sure their will be more.
Also Stephen Lee Snooker club in Warminster has closed'
