A delightful townhouse, tucked away in Brandy Mount, in the heart of Alresford's conservation area. Brandy Mount is conveniently located just two minutes' walk from the shops and facilities in the town centre. Pedlars is an individual, period property, with a great deal of character and charm although, unlike most of the neighbouring houses, it is not listed. The accommodation comprises an inviting living room, an open-plan kitchen/dining room, two bedrooms and a bathroom. There is also the considerable benefit of off-street parking and a garage, which is a rarity in properties in the town centre.

The property is approached from a small lane off East Street, which leads up to Brandy Mount House. Some steps lead up to the front door, which opens into the kitchen/dining room. The kitchen features a range of fitted units and worktops, and a gas aga. A door leads out to the garden. There is plenty of space for a table and chairs in the dining area. The living room has an open fire, with a wooden surround and cast-iron insert.

Upstairs, the main bedroom is a sizeable double room, with windows to the front and rear. The second bedroom is at the front of the property and has a small built-in wardrobe. The bathroom is off the landing and has a suite comprising a bath, wash hand basin and wc, as well as an airing cupboard housing the wall-mounted boiler. A loft hatch on the first floor landing allows access to the attic, which is fully boarded and has windows with stunning views of the town. In our opinion, there is the possibility of creating extra useable accommodation, subject to planning permission and building regulatory approval.

Outside, a path leads around to the side of the house to a small greenhouse and through to a pretty courtyard garden, which is enclosed by a brick and flint wall, giving the garden a degree of privacy. The garden has gravelled walkways, and shrubs and flowers in pots. There is a seating area for a bistro table and chairs by the kitchen door, and a deep well, which has protective railings on top.

To the front of the property is the garage, which has an up-and-over door and mezzanine storage. There is a parking space in front.

Alresford is a beautiful Georgian town known for its variety of independent shops, restaurants and inns located in stunning surroundings on the edge of the South Downs National Park. Attractions include the Watercress steam railway, schools for infant, junior and secondary education, several churches and an active and inclusive community. The cathedral city of Winchester is about 7 miles away and there is easy access to the south coast, the midlands and London via the road network. There is also mainline rail access to London from both Winchester and Alton. Southampton airport is only about half an hour away by car.
