Location

Crudwell lies three miles north of Malmesbury, close to the Wiltshire and Gloucestershire borders and is a popular village with a primary school, village hall, two hotels and two public houses. It is some seven miles south of Cirencester and there is a train station with access to London - Paddington, in the neighbouring village of Kemble.

The Property

Built originally in 1637, this former Malt House was subdivided many years ago and subsequently extended to provide a deceptively spacious period home of considerable character and charm. The current owners have made numerous improvements over the last 12 years including the recent replacement of the sanitary ware throughout, the kitchen, several new windows and stripping the beams. The property is presented in excellent order with numerous fireplaces, exposed beams and timbers. Within the rear garden is a detached annex, Stable Cottage, which could provide additional income from Airbnb or would equally make an excellent home office/teenager suite.

The Accommodation

The front door leads into an entrance porch, which continues into the hall, with stairs off to the first floor. On the right is the dual aspect sitting room, which has an impressive Inglenook fireplace fitted with a Stovax log burner, a lovely beamed ceiling and a window seat. There is an understair cupboard with light and a door to an inner lobby with a cloakroom on the right and a further door leading into the kitchen/breakfast room. This has a range of wood fronted units with granite work surfaces and a water softener. There are double doors to the rear garden and a utility room off with butlers sink and space for the washing machine and tumble drier. An opening off the kitchen leads to the study with direct access to the side garden. A door leads off to the impressive dining room, which has an inglenook fireplace with bread oven. There is an old door leading to the original wooden spiral staircase with a cupboard under. There is a built-in cupboard and a serving hatch to the kitchen. On the first floor is a split level landing with the airing cupboard including the pump for the showers. The master bedroom is at the front and has a built-in wardrobe, former fireplace and an en suite bathroom with shower over the bath and two built-in cupboards. Adjacent is the family bathroom, again with shower over the bath. There is a further double bedroom with a built-in wardrobe, a single and, at the rear is the impressive largest bedroom with a vaulted ceiling, exposed beams and chimney breast, plus the secondary stairs leading to the dining room.

Outside

A gate by the porch leads to the chiefly walled and lawned side garden, also accessible from the dining room. There are numerous shrubs and spring bulbs and a small breakfast patio. The rear garden is paved and gravelled with low stone walls. There is a shed with adjoining log store and a built-in barbeque. There are numerous roses and shrubs with trellis work leading to a further shed, a lawned area and a large greenhouse. There is a gravelled parking with twin gates onto Tuners Lane and the screened oil tank. There are further parking areas by the side garden wall, and in the lane, which have always been used by the current owners.

Mains water, electricity and drainage are connected. The oil fired boiler is in the kitchen and supplies central heating and hot water.
