The Property

Some 35 years ago, Ingleburn House which dates from the early 1800's, was redeveloped and converted into three separate homes, The Birches, Ingleburn Cottage and Schornstien - now renamed Yew Tree Cottage. There are period features throughout the house with higher than normal ceiling heights. Having been in the same ownership for the last 30 years, while perfectly habitable, the property would now benefit from some updating. The Cotswold stone elevations have brick detailing around the sash windows and there is an enclosed garden that has a high stone wall with an arched gateway onto the pavement. A short distance away is a large double garage and off-road parking. The town centre is a convenient short walk away.

The Accommodation

A shared path leads to the glazed front door that gives access to the hall. There is a wide staircase on the right, with a cloakroom on the left. The kitchen has a range of pine fronted units and has space for all the usual appliances. Double doors give access to the garden. Next door the dining room has a sash window with shutters, a display recess and a large under-stair cupboard. A door leads to the sitting room, again with a sash and shutters, together with a corner fireplace fitted with a log burning stove. Adjacent is the dual aspect garden room, well lit by two large south facing roof lights. It has a pine floor and a door to the garden. The first floor landing is split level and has the airing cupboard with the hot water cylinder. Bedroom one is a good size with ample space for wardrobes and a large en suite bathroom with a separate shower enclosure. Bedroom two and three both have shutters, the latter having built-in storage. The family bathroom has a mixer tap with shower attachment. On the second floor the landing splits both ways, with a fourth attic bedroom on the right, and an open study area or potential fifth bedroom on the left. Both these rooms have sloping ceilings and roof lights.

There is a gravelled parking area adjacent to The Croft. Through the stone archway are three garages, one for each home, with the first, which is also the largest, belonging to The Birches. It has power and light and a mezzanine storage level. The enclosed rear garden faces east and has a high stone wall with arched gateway onto the road. There is a paved area and patio adjoining the house, plus a lawn and borders. The bespoke outbuilding is part stone and part timber construction, with power and light connected.

All mains connected. The gas fired boiler is in the kitchen and supplies central heating and hot water. Council Tax Band D - £1,975.97 payable for 2022/23. EPC rating Band F - 37.
