An update has been issued on a £50 million project to transform a Wiltshire shopping centre.

Wiltshire Council’s Strategic Planning Committee gave a proposal to partially redevelop Emery Gate shopping centre in Chippenham the green light in February.

These plans included building 225 homes at the site and revamping the current commercial offering to provide retail, leisure and hospitality uses.

While the proposal has been approved, planning permission to proceed with construction must wait for the completion of a section 106 legal agreement.

Wiltshire Council told this paper that work is currently ongoing to complete this agreement so that the project can proceed.

Cllr Ian Thorn, leader of Wiltshire Council, said: “The application for the redevelopment of Emery Gate in Chippenham was approved by the Strategic Planning Committee, subject to conditions and the completion of a section 106 legal agreement.

“Officers are working on the legal agreement and when complete planning permission will be granted subject to conditions.

“Any conditions that have pre-commencement requirements will need to be addressed before work can commence.”

Shopping centre owner Acorn Property Group previously told this paper that it is still too early to confirm a timetable for construction, with multiple stages still to be worked through.

A spokesperson added: “As with any project of this nature, there are a number of stages that must be worked through before construction can commence, and it is therefore too early to confirm a timetable for delivery.

“In the meantime, our focus is on ensuring Emery Gate remains active, vibrant and continues to attract visitors into Chippenham town centre.”

Acorn recently announced it planned to open a new leisure attraction in the former Tesco superstore unit at the centre, although it remains unconfirmed what this will be.

The attraction will act as an interim use for the large unit until the regeneration plans can progress.

The old Tesco store has been empty since the chain closed it and relocated to a smaller branch in August 2024.



Multiple successful seasonal markets have been held in the space over the last year.

An Acorn spokesperson added: “Plans are currently being progressed for an exciting new leisure attraction within part of the former Tesco unit, with further details to be announced shortly.

“This will represent a positive interim use of the space, bringing additional footfall, activity and investment into the centre while the wider redevelopment proposals continue to progress.”
