A Grade II listed Wiltshire building left derelict for “many years” is up for sale as part of plans for 24 new homes.

Rowden Hill House, next to the Chippenham Community Hospital on Rowden Hill, had previously been used for NHS offices but has since been left empty for a number of years.

Now the listed building is on the market as part of a 2.62-acre development site with a price of £2,500,000.

The site, which also includes the Grade II listed 51 Rowden Hill and a third building, 49 Rowden Hill, which is “beyond its economic life”, has been earmarked for 24 new dwellings.

If approved, this scheme would see Rowden Hill House and 51 Rowden Hill retained but converted into four homes each, alongside the development of 16 additional new build dwellings.

While no planning application had been submitted to Wiltshire Council at the time of writing, a pre-application was put forward in September, 2023.

Property consultants Alder King, who have listed the site, say this proposal received a “positive response” from the council.

The development would be accessed using St Francis Avenue off the A4 while around 40 per cent of the site would be retained as open space.

Alder King added that other uses may be suitable for the property, subject to planning permission.
