Imagine welcoming your friends through the double gates to your wood panelled entrance hall, before warming up by the fireplace with a game in the billiard room.

You could do all this in today’s house of the week, which is a Grade II listed home just 8 miles from Swindon which dates from around 1840.

The Manor House is in the village of Clyffe Pypard and is on the market for £2,850,000.

The detached house, with nine bedrooms among more than 11 acres of grounds seems to have everything you could think of, and then some.

Agent Carter Jonas describes the property as ‘striking’ and ‘elegant’, with a ‘spectacular’ location’.

You enter the house through an ornate wood panelled hall lined with books ‘befitting of a house of this grandeur’, which leads to a drawing room with a fireplace

From the billiard room, which also includes a piano, one can access the kitchen and breakfast room which gives views out over the gardens.

There is also a boot room for storing your shoes and coats, with steps leading down to the ‘impressive’ wine cellar.

The listing does not say if the cellar comes with an equally impressive wine collection too.

The wide wooden steps upstairs lead you to the nine bedrooms and two bathrooms. The august suggests that some of the rooms could be converted into other uses, as there are so many.

Outdoors is no less spacious, with a large lake, and mature gardens.

The listing says: “The garden is mainly laid to lawn interspersed with pathways and with an array of mature trees and shrubs.

“The area by the lake is the perfect place to relax and unwind.

“There are also many wonderful spots in this expansive garden from where you can enjoy the far-reaching views.”

There is also a coach house which has space for four cars, if you need it, and could be converted into extra accommodation if nine bedrooms is not enough.

Nearby to the house is Marlborough, nine miles away, but the agent recommends the village of Broad Hinton.

While there is not much in the way of amenities in Clyffe Pypard, in Broad Hinton you can find a pub, a village hall and an Italian restaurant.

However, the parish church is next to the house, so that you can hope to be woken up by the bells each morning.
