THE historic Swan Hotel in the heart of Bradford on Avon is up for sale with a £795,000 price tag.

The Grade II-listed 17th-century coaching hotel on the corner of Church Street has a history dating back to 1500 but its façade is from the Georgian period.

It closed in mid-September when its lease owner/manager James Sullivan-Tailyour decided to focus his Wiltshire Inns business on the Old Bell Hotel in Warminster.

Mr Sullivan-Tailyour, 63, said the Swan Hotel owners Greene King wanted him to invest more than £200,000 in the Swan to continue leasing the hotel.

He said it was no longer a “viable” business proposition for him to invest in the property, which can seat 80 people in the bar area, 70 in the restaurant and has a capacity to accommodate 40 in its ground floor function room.

He added: “They have got two options, to sell it or to let it again to a new management. The general feeling is that it probably be put on the open market.”

Mr Sullivan-Tailyour left a message on the hotel website saying it would remain closed “for the foreseeable future” while Greene King made a decision on whether to find a new leaseholder or sell.

Now it appears the Bury St Edmunds-based brewery group has decided to sell the Swan Hotel, which has 12 en-suite bedrooms and a good-sized car park at the rear.

The 14,000 square feet hotel boasts an external trade and has a ground floor bar and restaurant and large function room, as well as excellent transport links to Bath and Bristol.

The basement and ground floor areas include a commercial kitchen, customer toilets, a basement cellar, staff office and other associated store rooms.

The Rightmove listing says the charming hotel could be put to “alternative use subject to obtaining the necessary consents”.

It adds: “The Swan presents a unique opportunity for pub operators and boutique hoteliers to acquire an attractive Grade II-listed establishment in a sought-after location.

“The pub/hotel is available with vacant possession. The 12-bedroom with en-suites provide ample accommodation for guests, making it an attractive choice for leisure and business travellers.”

The Swan falls within the Bradford on Avon conservation area which could limit potential redevelopment that would require Wiltshire Council planning consent.

The hotel also lies within the town’s flood zone three and its basement regularly floods when the nearby River Avon bursts its banks.
